Carroll County Deed Records
Carroll County deed records are filed with the Circuit Clerk, which operates out of two district offices in Berryville and Eureka Springs. The county has two judicial districts, and deeds must be recorded in the district where the property sits. Both offices maintain the same fee schedule and document standards. If you need to search, copy, or record deed instruments in Carroll County, knowing which district covers your property is the first step.

How Carroll County Deed Recording Works
Carroll County has two judicial districts and two county seats. The Eastern District is in Berryville at 210 West Church Avenue, Berryville, AR 72616. The Western District is in Eureka Springs at 44 South Main Street, Eureka Springs, AR 72632. You must record a deed in the district where the property is located. Filing in the wrong district does not give valid constructive notice and can create title defects. This is the same situation that applies in Arkansas County and a few other dual-seat counties across Arkansas.
The Circuit Clerk for Carroll County is Sara Huffman. She oversees both district offices. The main phone number is (870) 423-2422. The Eureka Springs office has a separate direct line at (479) 253-8646. The email for the circuit clerk is circuitclerk@carrollcountyar.org. Both offices are open Monday through Friday, 8:00 AM to 4:30 PM.
Under Arkansas Code § 14-15-402, the clerk indexes all recorded instruments by grantor and grantee name. That index is how you search the chain of title for Carroll County land. For older instruments, you may need to visit the courthouse in person. Remote requests can be made by phone or email, but you must provide document information, your preferred delivery method, and advance payment before the office processes the request.
Note: There is no dedicated online instrument access portal for Carroll County deed records. In-person visits or remote requests by phone or email are the primary access methods.

Legal-size documents (8.5 x 14 inches) carry an extra $25.00 non-compliance fee on top of the standard rate.
